Each client and project has different needs, and we will craft a personal services and fee proposal which provides you with the services you require from us. But there are key stages for the design, approval, and construction of every project. A guide to those services and gateways is provided here.
It is important that you find the right Architect for your project, and one with which you want to build a working relationship. We offer an initial meeting where we can discuss your project, your needs, and what you would like to achieve. We can also describe how we work and where we can bring value to your project. With a better understanding of you and your project, we'll be able to create a personalised fee and services proposal. Depending on your location and availability, we can come to meet you in person, meet you at our studio in Haslemere, or meet online. We offer this initial meeting free of charge and at no obligation.
A measured building survey is the first step in the design process, and will provide accurate and reliable drawings of your property as it is currently. Depending on the size of the project, we can either offer this as part of our services, or help you procure a survey from an external third party.
We will also spend time with you discussing your needs, aspirations, and budget for the project in detail so that we can write a project brief together. The brief guides the design stages and the better our understanding of your needs, the more successful the outcomes will be.
We can produce a number of design options that will respond to your project brief and budget. These may vary in scale and cost of the interventions and this may include phased options which achieve a larger end goal through a series of smaller and more affordable steps.
We will present these ideas and discuss the benefits of each before agreeing on a design concept to progress and develop further.
Taking on board any of your comments and suggestions, we would refine the selected concept design and prepare a set of drawings and other information to support a planning application to your local authority. Included in this section of works would be the submission of your approved design and the management of the application through the planning process.
This work stage prepares the design for a contractor and starting on site. The extent of this stage can be tailored depending on the scope of our involvement. The drawings need to be prepared in a much greater level of detail in order to satisfy the requirements of Building Control and the submission of an application. This may include detailed construction drawings, a specification of materials and workmanship, a schedule of works, contract preliminaries, and pre-construction information to satisfy health and safety legislation.
We can also help with finding a builder, tendering the project, and setting up the construction contract.
We can offer support managing your contractor, administering the building contract, assisting with Building Control issues arising on site, and managing changes that you would like to instruct. We would also ensure that the builder provides all the required paperwork, warranties, and statutory sign offs required.
We can undertake site inspections and provide recommendations for remedial works if construction work doesn't meet the required standard as well as supporting that we observational reports and comparison against the Contract Documentation.
We can also offer extended design services associated with your project including interior design, landscape design, and bespoke furniture.
Construction projects in England and Wales also need to meet the requirements of the Construction (Design and Management) Regulations and the Building Regulations. Under these pieces of legislation, clients are tasked with specific duties. Studio Longland Architects will advise you on those duties and can provide services assisting you in discharging them in compliance with the law.
Our services will be structured around the Royal Institute of British Architects (RIBA) Plan of Work and the associated work stages. This provides a common structure and point of reference for everyone involved in the project. Likewise, we use the RIBA Professional Services Contracts as the basis of our appointments. This gives you certainty of the services that we will provide and industry recognised terms designed for your protection. We will discuss all of this with you before the start of your project.
Be in touch to discuss your project and how we can help you deliver your dream.
